QueensFort Introduction
QueensFort is an approved franchisee/operator of Sonic Restaurants in Florida. Sonic – a publicly traded company (NASDQ:SONC) – is a franchisor and operator of the Sonic brand of quick service restaurants throughout the United States. Founded in 1953 and Headquartered in Oklahoma City, Sonic is a nationally recognized franchise and it is the largest chain of drive-in restaurants in the U.S. The company has shown remarkable stability, growth and success with average unit sales increasing each year since 1987. The proposed investment intends to raise $100,000,000 (U.S.) structured in 200 investment units of $500,000 (U.S.). Purchase of a single unit will qualify the investor to apply for a United States permanent residence visa under the EB-5 program.
QueensFort Development Plans
QueensFort has executed an exclusive Area Development Agreement with Sonic for the development of 30 Sonic restaurants in Miami-Dade and Broward Counties and the development of 6 Sonic Restaurants in the Orlando area. In addition, Sonic has agreed to work with QueensFort in good faith to expand the Area Development Agreement to include additional restaurants as the market areas are developed. Moreover, an affiliate of QueensFort has acquired two existing Sonic restaurants, as well as vacant land approved for the development of an additional Sonic restaurant in Orlando.
QueensFort’s business and expansion plans has three thrusts, each of which is initially intended to use proceeds of the offering to acquire or develop Sonic brand quick service restaurants in the State of Florida. One thrust is the development, ownership and operation of traditional-format free-standing drive-in restaurants. A second is the development, leasing and operation of non-traditional Sonic restaurants, generally contained in high foot-traffic buildings adjacent to other retail facilities; QueensFort has exclusive development rights in market areas which are conducive to this form of development. The third thrust is the purchase or leasing, and operation of existing Sonic drive-in restaurants currently operated by other Sonic franchisees.

QueensFort Management
QueensFort is led by its Chairman, Arthur J. Halleran, Jr. Mr. Halleran holds a Masters of Business Administration degree from Harvard Business School. His business career has been primarily focused on the development, ownership, operation and disposition of a variety of real property assets valued at more than $6.5 billion (U.S.), representing more than 30 million square feet of commercial office buildings, more than 65,000 residential, rental apartment units throughout the United States and a large number of unique, high-end hotel/private club properties. Mr. Halleran is also involved with a variety of charitable and civic associations, generally as trustee and major contributor.
Other senior staff members have educational backgrounds and professional accomplishments in finance, administration, law, and restaurant operations. Notably, Mr. Steven L. Rosa. Mr. Rosa has been a executive with high-profile franchisors of quick service restaurants for more than fifteen years. In this capacity, Mr. Rosa has been responsible for training and overseeing multi-state regions while having also successfully taken the lead role in resuscitating under-performing restaurant assets.
